Abstract

Abstract. In addition to clothes and food, houses are one of the basic needs. The lifestyle of dynamic modern society tends to require houses with various public and social facilities in one area. Property value will be formed through a factor of the completeness of the characteristics of the house and vehicle or facilities available. The price is a measuring device in the form of money, where the price can be obtained by a number of goods or services through the exchange process and obtain the rights and benefits of these goods or services. In this study want to know what factors affect house prices in Jabodetabek by using ordinal probit regression, where home prices consist of three categories, namely cheap, medium and expensive. The data used secondary data obtained from the site of the roof. MAI, namely the dataset of house prices in Indonesia. Based on the data analysis can be seen that the factors that influence the price of houses in Jabodetabek are the type of house, certificate, number of bedrooms, the number of bathrooms, and floors. The accuracy of the classification of 25.6% percent and the value of pseudo  mcfadden of 57.57 percent.

Abstrak. Selain pakaian dan makanan, rumah merupakan salah satu kebutuhan pokok. Gaya hidup masyarakat modern yang dinamis cenderung membutuhkan rumah dengan berbagai fasilitas umum dan sosial dalam satu kawasan. Nilai properti akan terbentuk melalui faktor dari kelengkapan karakteristik rumah dan sarana atau fasilitas yang tersedia. Harga merupakan alat pengukur dalam bentuk uang, dimana dengan harga tersebut dapat diperoleh sejumlah barang atau jasa melalui proses pertukaran dan mendapatkan hak serta manfaat atas barang atau jasa tersebut. Pada penelitian ini ingin mengetahui faktor apasaja yang mempengaruhi harga rumah di Jabodetabek dengan menggunakan regresi probit ordinal, dimana harga rumah terdiri dari tiga kategori yaitu murah, sedang dan mahal. Data yang digunakan adalah data sekunder yang diperoleh dari situs atapdata.ai yaitu dataset harga rumah di Indonesia. Berdasarkan analisis data dapat diketahui bahwa faktor-faktor yang mempengaruhi harga rumah di Jabodetabek adalah tipe rumah, sertifikat, jumlah kamar tidur, jumlah kamar mandi, dan lantai. Ketepatan klasifikasi sebesar 25,6% persen dan nilai Pseudo  McFadden sebesar 57,57 persen.
